There has been an important update regarding the fire safety arrangements at your development. This decision has not been taken lightly, and we fully appreciate that it may cause concern. Please be assured that our priority is, and will always remain, your safety and wellbeing.

Following recent reviews of the rendered wall system within the atrium, it has been identified that this wall construction has been identified as a risk and our primary concern relates to those apartments where kitchen windows open onto the rendered wall system. Given that these apartments do not benefit from sprinkler protection within their internal fire safety design, we must take precautionary steps to ensure the safety of all residents.

Although the development was originally designed and approved under a stay put fire strategy, and all existing fire safety systems continue to operate correctly, modern understanding of fire safety in relation to certain wall systems means that additional temporary safety measures are now required.

As a result, the development will move from a stay put strategy to a full evacuation policy with immediate effect.

To support this change and ensure ongoing resident safety, we will be implementing a 24/7 waking watch service. Trained fire marshals will be onsite at all times to provide continuous monitoring and to alert and assist residents in the event of a fire. This will start on 27 February 2026, at 7pm.

At this stage, we are working closely with the relevant fire safety professionals to determine the most appropriate long‑term mitigating solution for the affected apartments. This will be treated as a priority, and we will provide you with updates as soon as further information becomes available.

The evacuation policy is being updated and will shortly be hand delivered to each property, which we kindly ask you to read and familiarise yourselves with. It is important that every resident understands the new procedure and knows what to do in the unlikely event of an incident.

We would also like to remind all residents to ensure that their apartment smoke alarms are present and in full working order, as they provide an essential first line of early warning.

We understand that this change may be unwelcome and may raise questions. Our aim is to keep you fully informed and to provide reassurance that these steps are being taken purely in the interest of safeguarding everyone in the building.

Fire Risk Assessment

A Fire Risk Assessment is a comprehensive report completed by a qualified Fire Risk Assessor to identify any potential fire hazards, assess the risk associated with those hazards, and develop a list of actions to minimize or eliminate them. It involves checks on the building structures, fire safety systems, and evacuation procedures to ensure the safety of everyone within your building.

Mandatory Occurrence Reporting (MOR)

Mandatory Occurrence Reporting (MOR) is a process that provides residents a way of reporting incidents or risks related to fire spread or structural failures in buildings. These occurrences are collectively known as building safety occurrences. It’s crucial to recognize that an MOR should involve a risk or incident significant enough to potentially cause serious injury or even loss of life for a substantial number of people.
